Purchase process

Personalized quotation

Purchasing an exceptional property begins with an informed choice. Visit www.constructorafranco.com or one of our sales offices, where our team will prepare a detailed quotation for the unit you are interested in. It includes the property’s main features, reference price, and a financial simulation to help you estimate your monthly mortgage payment.

Unit reservation

Once you have chosen the right property, the commitment is formalized by signing a reservation deposit agreement. This document identifies the selected unit and establishes the price and payment method. The commercial proposal is valid for 7 days and the reservation form for 10 days. During this period, CONSTRUCTORA FRANCO keeps the unit exclusively reserved and, if requested, can coordinate a bank pre-approval in the client’s name.

The process may be handled by our specialized advisors or directly by the client. The amount paid at this stage forms part of the final purchase price.

Financial assessment

Our process accommodates both salaried and self-employed clients:

- Salaried clients: the last three payslips, a water or electricity bill, and a copy of the DNI identity document.

- Self-employed clients: PDT tax declaration, a water or electricity bill, and a copy of the DNI identity document.

For cash purchases, the process is coordinated directly with the assigned sales executive to ensure confidentiality and efficiency throughout the transaction.

Down payment

Once the mortgage loan has been approved, the client deposits the down payment directly into the CONSTRUCTORA FRANCO bank account or pays by cashier’s check. A scanned copy of the payment receipt must be sent to the sales advisor so the purchase agreement can be prepared.

Signing the purchase agreement

Once the mortgage has been approved and the down payment confirmed, the purchase agreement will be signed within a maximum of 20 days after the reservation deposit agreement is signed.

This document formally establishes the final terms of the transaction, including the price, payment schedule, estimated handover date, and deadline for signing the public deed.

Signing the public deed

After the purchase agreement is sent to the bank, the financial institution will contact the client to coordinate the corresponding payments, including appraisal, AFP funds if applicable, notarial and registry fees, and any other requirements. The public deed will be signed before a notary in accordance with the terms established in the purchase agreement. Our team will accompany you throughout the process, providing transparency and support at every stage.
